The approximate cost of the urbanization works in the sector has been estimated at 18,439,647 euros (VAT included) and its execution is planned in two phases.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The expansion takes place in this area once the areas affected by the public hydraulic domain and easement have been removed from the total sector (568,958 m<\/span><span style=\"font-weight: 400;\">2<\/span><span style=\"font-weight: 400;\">). This land, located to the north of the last extension of Malaga TechPark, is a continuation of its natural growth in the north and belongs to the POTAUM opportunity area A.1 \u201cExtension of the Andalusian Technology Park\u201d. In this way, the expansion will take place on the area located\u00a0 to the north-east next to the current site.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The main objective of the development of this sector is the implantation of new entities and R &amp; D &amp; I activities, as well as the creation of new free landscaped spaces, community facilities and the incorporation of new uses; Of the 155,767 m<\/span><span style=\"font-weight: 400;\">2<\/span><span style=\"font-weight: 400;\"> of buildable roof, 132,401 are for business use and 23,366 for commercial \/ residential use. In addition, 29,389 m<\/span><span style=\"font-weight: 400;\">2<\/span><span style=\"font-weight: 400;\"> are proposed zoned with alternations of use (hotel, commercial, cultural and residential).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Regarding residential use, the maximum number of homes linked to Malaga TechPark is limited to 200 and 9,501 m<\/span><span style=\"font-weight: 400;\">2<\/span><span style=\"font-weight: 400;\"> are contemplated for endowments (gardens and play and recreation areas), as well as 2,400 m<\/span><span style=\"font-weight: 400;\">2<\/span><span style=\"font-weight: 400;\"> for equipment (services of public and social interest and teacher) to this associated residential land.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Finally, the development of the proposed Plan foresees the creation of 96,345 meters of road (6 main roads and 5 secondary ones) and 1,367 public parking spaces. The management proposed by this Partial Plan has a favorable environmental evaluation conditioned by four points that must be addressed by the developer before its final
